Common Roofing Issues Found After a Home Inspection

During a home inspection look for common problems with roofs, whether or not the property is new or otherwise. All of these issues are due to insufficient maintenance or incorrect installation. There are several common issues, but we’ll limit this discussion on the most common ones.

Weathered shingles are some of the most frequent defects. Usually for many people the top needs replacing, simply that it is looking for maintenance or repair. Weathering and aging are common.

Missing shingles can bring about moisture intrusion into the attic or rotting with the roof decking.

Significant loss of granules can indicate the manufacturing process was not the best, bringing about premature aging with the shingles. Lack of granules can also clog gutters and downspouts. Therefore can cause water entering the lining causing wood rot and possible mold production.

Improper flashing can also mean water penetration to the home. Flashing is a compilation of metal “L” brackets inserted under each shingle install to maintain water out from the home. When the chimney is improperly flashed, then wetness could possibly get to the attic. Water within the attic can bring about possible mold, wood deterioration, and soggy installation.

Multiple layers of shingles are more common than one could imagine. Most municipalities permit approximately 2 layers, by incorporating permitting three. The problem with multiple shingle layers just isn’t limited to one issue. The problem with multiple layers is:

The weight from the multiple layers on top decking, be responsible for roof sag or failure.
The second shingle layer won’t be as durable since the manufacturer states as a result of improper installation.
A second or third layer installed in the original will void any warranty the manufacture provides.
Second or third layers won’t withstand tornados. In the event of a hail storm, the roof allows the pellets to actually embed themselves into the shingle. On single layers, the pellets actually bounce from the roof. There can still be some hail damage, but it will probably be below if there were multiple layers on the roof.

Roof issues certainly are a common find on many home inspections. To produce houses roof last the length it is designed for, keep these matters in mind a have them inspected and/or repaired. Repair any issues now in lieu of later as this can save you make the most the end. The greater you monitor and look after your homes, greater money you can keep in your wallet.
